Key Performance Indicators (KPIs)
- Deal Readiness — LOIs, deal analyses, and supporting documentation are prepared accurately and on time, enabling the VP to negotiate and execute deals on schedule
- Pipeline Management — The deal pipeline is maintained accurately and proactively, with status, critical dates, and next steps current at all times
- Real Estate Committee Effectiveness — RECM decks and deal reviews are prepared and distributed ahead of meetings; minutes are accurate and circulated promptly
- Team Development — The Lease Administrator is effectively onboarded, developed, and performing to standard; lease administration quality and turnaround consistently meet targets
- Technology Adoption — Real Estate software platform is fully utilized, improving data accuracy and reporting confidence
- Temp & Storage Deal Performance — Temp & Storage Deal Performance — Storage and temporary-location terms are negotiated to secure favorable, cost-effective outcomes, with sound pro forma ownership
- Tenant Allowance Collection — Tenant allowance balances are tracked and collected within negotiated timeframes following store closeout
Requirements
Education
- Bachelor’s degree required; Finance, Real Estate, or a related concentration a plus.
Experience & Skills
- 5–7 years’ experience in Retail/Commercial Real Estate, with exposure to lease deal preparation and analysis; some prior supervisory experience a plus.
- Deal Acumen — Strong working knowledge of lease economics and deal structuring; able to negotiate terms directly, and to prepare, model, and review deals
- Supervisory Capability — Ability to supervise and develop a direct report, set clear expectations, and contribute to a high-performing function
- Numerical & Analytical Acumen — Strong proficiency with numbers, pro forma / ROI modeling, budget management, and the ability to translate figures into clear, actionable recommendations
- Technology Fluency — Comfortable adopting and working alongside AI-powered tools and enterprise platforms (CoStar Real Estate Manager strongly preferred; Lease Harbor a plus) to improve workflow efficiency and portfolio insight
- Communication Excellence — Exceptional written, verbal, and visual communication skills; able to present complex lease and portfolio information clearly to senior leadership and external partners
- Industry Awareness — Active interest in retail real estate market trends, lease structures, and industry developments; committed to continuous learning
- Cross-Functional Collaboration — Proven ability to build strong relationships with landlords, brokers, attorneys, and internal teams across Legal, Finance, Construction, and Operations
- Deadline & Pressure Management — Thrives in a fast-paced, deadline-driven environment; skilled at prioritizing competing demands while maintaining quality and confidentiality
- Organizational Rigor — Highly organized with meticulous attention to detail across a large, complex portfolio
- Adaptability — Proactive, flexible, and team-oriented; willing to step in wherever needed and adjust priorities as business needs evolve
Travel Requirements
- Must be able to work in normal office conditions
- Must be able to work 8 hours per day and be on his/her feet for extended periods of time
- Must be able to travel via airplane within North America and internationally approximately 10–15% of the time to both proposed market areas and existing store locations

The compensation for this role ranges from $120,000 - $130,000. Exact compensation will vary based on factors including but not limited to, experience, skills and geographic location. In addition to annual salary, this position is eligible for participation in a highly competitive bonus program.
